This is great value and does what it says. I was very impressed with the quality and the speed it was delivered. I might order another one. If measuring an exact area, remember it's a sail so the side go slightly in. If you want to avoid a small gap order bigger. It's actually pretty amazing for price. So pleased with it. Installed over a seating area with a good slope for any rain to run off.First impressions were really good. Sail went up okay, pulled taut and was really strong. We decided the sail was not right for the space and would instead order a triangle shape instead. Rain was due so I was interested to see the waterproofing. The next morning the sail was still nice and tight but the inner section had stretched and ballooned filling with water. When the water was pushed out the fabric was stretched and ruined. We weren’t keeping this one and I think a triangle sail will not be as bad.I recommend this if you pack it away when it rains but I’m wanting one that can be left overnight covering an egg chair
